When Hanna and Edelwinia finally decided to pursue the long-postponed renovation of their home in Bloomingdale Subdivision, Iponan, they weren’t just seeking a contractor — they were seeking a transformation.

What started as a simple WhatsApp message from Hanna Cuison quickly evolved into a full-scale renovation journey that tested expectations, timelines, and trust — and ultimately brought to life a home they could be proud of.

🔍 From Missed Schedules to Renewed Commitment

Our journey began on an imperfect note. Our first ocular inspection on January 8, 2025, was unintentionally missed — something that rarely happens on our end. But we took responsibility, responded with sincerity, and even offered a discount to acknowledge the inconvenience.

By January 13, we were on-site at Bloomingdale Phase 2, Block 21 Lot 32, with clear eyes and a fresh commitment. Hanna presented us with a hand-drawn layout of her vision — modest, heartfelt, and aligned with a realistic budget. That moment set the tone for what this project would become: collaborative, transparent, and deeply personal.


🛠️ The Build Begins: From Foundations to Finishes

The initial contract was set at ₱750,000.00, covering:

  • Structural and roofing works
  • Ceiling framing and interior finishes
  • Tileworks and floor enhancements
  • Electrical, plumbing, and paint application
  • Installation of doors, windows, and built-in furniture
  • Fence enhancement and basic drainage

We got to work — but as often happens in real-life construction, the plan evolved.

🔄 Variation Orders: When Vision Expands

📌 1st Add-On – ₱33,316.92 (January 22, 2025)

  • Additional tilework for comfort and aesthetics
  • Drainage improvements — a thoughtful addition for their dogs’ safety

📌 2nd Add-On – ₱173,174.66 (February 7, 2025)

  • A new roof terrace with a spiral staircase
  • Structural reinforcements and updated roofing with box gutters

📌 3rd Add-On – ₱241,626.10 (March 23, 2025)

  • CHB exterior and interior wall partitions
  • Full ground floor reflooring and skim coat
  • Waterproofing works for long-term protection

✂️ 1st Deduction – ₱80,050.01 (March 24, 2025)

To stay financially responsible, we mutually agreed to remove some wall partitions and simplify the ceiling scope.


⚠️ Challenges We Faced — and How We Overcame Them

1. Missed Deadlines

There was pressure to meet client-imposed deadlines, and understandably so — they had rental extensions and moving schedules. When delays happened, we didn’t make excuses. We communicated, rescheduled tasks efficiently, and doubled down to regain momentum.

2. Temporary Downspouts and Neighborhood Concerns

Heavy rain exposed an issue: temporary downspouts diverted water to a neighbor’s area. Though it wasn’t part of the final cladding scope, we responded immediately — reinforcing our belief that construction should always be people-centered.

3. Client Requests for Materials or Excess Items

Some materials, like steel decks, were requested by the client post-installation. While not part of our policy to release excess construction materials, we explained the value of reuse for future projects and avoided offense with professionalism and respect.

🧩 Final Challenge: When Photos and Reality Don’t Match

Toward the final phase of the Bloomingdale Home Renovation, one unexpected issue surfaced — the color of the CR tiles.

While Engineer Frankie and Ms. Hanna made their selection based on photos, the installed tiles appeared noticeably lighter in real life. Though subtle to some, it was a meaningful difference to the clients. And for us at JMG Construction, we recognized it as a valid concern.

🚫 First Attempt: Repainting the Tiles

Our initial response was to explore tile paint — a possible quick fix. But upon testing and professional assessment, it became clear that painting over tiles wouldn’t yield a lasting or quality result. It would compromise durability and aesthetics — something we couldn’t allow under our name.


🔁 Final Resolution: Full Tile Replacement


So we made a tough call: replace the entire set of tiles in the CR, both floor and walls — at our cost.

Yes, it was a loss on our part, but upholding our integrity was more important than cutting corners.




🤝 A Shared Finish: Teamwork With the Client

What followed next was the most encouraging part of this journey — instead of escalating the issue, Ms. Hanna and Edelwinia extended help and understanding. They offered to support and even assist with some minor finishing tasks, including:

Coordinating the replacement work in the CR

Helping with the downspout adjustments

Supporting the final punch list with our minimal manpilower


This moment became the clearest sign that trust was truly built during this project. And for that, we at JMG Construction extend our deepest thanks to Hanna and Edelwinia.

Throughout the project, communication was done via WhatsApp — with daily updates, quick decision-making, and mutual trust. This modern approach gave the client control and peace of mind, even when unexpected decisions had to be made on the fly.
