The Conversation with Ms. Hanna: A Lesson in Timeliness and Action
Ms. Hanna, one of JMG Construction’s valued clients, had a decision to make. We had previously offered a priority discounted price of 650k, which they unfortunately missed. However, there was still a chance to avail of the second discounted option of 750k, which was set to expire on January 25. During our discussion, I emphasized the importance of acting quickly, as the opportunity to lock in this discounted rate might be lost due to ongoing revisions and additional work requests for quotation.
I explained to Ms. Hanna that preparing these revised estimates takes time, especially since we need to calculate every detail accurately and compensate my team for their hard work. I also reminded her of a simple truth in construction: revisions and additional work during implementation are regular. I asked, “Why not start the renovation now and address additional requests during the implementation phase?” This approach, I explained, could offer them more clarity and realistic adjustments rather than endlessly imagining scenarios that might not even materialize.
I paused in our conversation. I remembered a quote I once encountered on Facebook: “A dream without action is just a dream.” I encouraged her to take action, emphasizing that starting the project now would allow them to turn their vision into reality.
Furthermore, I clarified that JMG Construction is responsible to all our clients. With several commitments lined up, I explained that delaying their decision could compromise our ability to honor other projects and schedules. Balancing priorities is essential for maintaining our promise of quality and timeliness.
Ultimately, I hoped Ms. Hanna would understand the importance of seizing opportunities and taking the first step toward realizing her renovation dreams. Waiting too long sometimes makes the journey harder and the dream farther away.
From Renovation to Reconstruction
The Bloomingdale project began as a simple renovation but evolved into a full reconstruction due to the client’s ambitious revisions. The proposed second-floor slab and updated design required a complete structural overhaul to ensure safety and durability. This meant transitioning from renovation to new construction, necessitating building and demolition permits.
Key Updates:
- Scope Change: Full reconstruction of the foundation, columns, beams, slab, structural steel, and roofing.
- Budget Adjustment: Increased budget to reflect the scale and complexity of new construction.
- Next Steps: Secure permits, provide revised cost estimates, and collaborate with the client on design optimizations.

JMG is dedicated to turning this vision into a safe, durable, and beautiful reality.

6. Project Management: The Backbone of Success
Executing a project of this complexity requires more than skill—it demands precision and teamwork.
From assigning roles to ensuring every milestone was met, our team worked like a well-oiled machine. Unexpected challenges, from weather delays to material shortages, tested us. Yet, through adaptive planning and constant communication, we stayed on course.
Takeaway: Challenges aren’t roadblocks but opportunities to prove your expertise.
7. Turnkey Completion: Beyond the Finish Line
The moment we handed over the completed property, the client’s satisfaction was evident. But for us, the journey didn’t end there.
We offered post-completion support, ensuring every detail was perfect, and the client felt truly at home in their renovated space.
Why It Matters: Turnkey isn’t just a deliverable—it’s a promise of quality, fulfilled to the last detail.
8. Reflection: What We Learned and Why It Matters
Through this project, we reinforced a key belief: success isn’t about the number of projects you take on—it’s about the quality of the relationships you build and the value you deliver.
We also learned to differentiate between challenging clients and those who don’t value our work. By focusing on the former, we ensure that every project strengthens our reputation and leads to future opportunities.
9. Building Towards the Future
The Bloomingdale Renovation isn’t just a completed project; it’s a case study in resilience, creativity, and partnership.
Our vision isn’t just to complete projects—it’s to create lasting value for our clients while solidifying JMG Construction as a trusted name in the industry.
