Mikaela reached out on behalf of the Balo family with Ar. Van Anthony Hizon's HOA-approved design for a two-storey home with mezzanine at Phil-Am Life Village, and asked us to price it. What follows is not a rounded figure pulled from a rate sheet — it is 326 priced line items across 16 divisions of work, checked line-by-line against the architect's own drawings before a single peso was committed to paper.

We build the same way we price: methodically, with as little left to chance on site as possible. This proposal walks through exactly what you are getting, what it costs, how it is paid, and who on our team is personally accountable for it — so the decision in front of you is a clear one, not a leap of faith.

Quality & Safety

Accountable to the code, not just the client

  • Every trade on this project executes to the general specifications printed on the architect's own drawings — the National Plumbing Code for sanitary and water systems, the Philippine Electrical Code for all wiring and panel work, and R.A. 9292 for the CCTV and data risers — not a generic standard substituted in after the fact.
  • Personal Protective Equipment and site safety are a standing, budgeted line item in this estimate (Division I) — not an afterthought added once work is underway.
  • All three JMG engineers assigned to this project are PRC-licensed Civil Engineers, each carrying personal, individual accountability for their sign-off — not one name fronting a crew of unlicensed subcontractors.
  • Testing & Turnover is its own dedicated, budgeted phase (Division I, Item 5) — commissioning and punch-list closeout happen before you take possession, not after you've already moved in.

Assumptions, Clarifications & Commercial Terms

What we caught before pricing this

  • The architect's sheets 1–11 (cover, general notes, and site development plan) were not included in the shared drawing set. We've priced from what was shared; these should be requested from Ar. Hizon before this becomes a signed contract figure.
  • A Geodetic (relocation/lot survey) Plan was received separately from the architectural set and has not yet been cross-checked against this estimate's site assumptions.
  • Door and window schedule quantities and per-room tile areas were taken as given from the architect's own BOQ reference, not independently re-measured sheet-by-sheet. We recommend a joint QS walk-through of the drawings before signing.
  • Lighting fixtures under Electrical Works (drop lights, wall-mounted solar fence lights) are costed as Owner-Supplied Material (OSM) — labor and installation only; the fixtures themselves are assumed sourced by the Owner. Flag if this should change.
  • One data-entry gap was found and corrected during our review (a missing Cement-Based Waterproofing line under Tile Works, Master Bedroom T&B) — logged transparently rather than silently changed. Full detail available on request.
  • All figures on this page are VAT-exclusive (Direct Cost basis) except the Grand Total, which is VAT-inclusive — labeled everywhere it appears.
  • Rates in this proposal are held firm for 30 calendar days from the date below. A material-cost movement beyond that window is discussed and documented before it's built — never absorbed silently or invoiced as a surprise.
